Dryer vent cleaning for property managers, priced per unit

Three or more units on the same property are $89 per unit for dryer vent cleaning. Each unit gets its own airflow readings and camera footage, and you get one consolidated report. We clean and document, and we list anything that needs a repair by unit for your own vendor.

How it works for a multi-unit property

Send us the property address, the unit count, and what you know about each laundry exit. We confirm the price in writing before any work is scheduled. A single-unit job is the standard $129 for a wall exit and $179 for a roof or second-floor exit. Three or more units on the same property are priced per unit as above.

Every unit gets its own airflow readings and camera footage, and you get one consolidated report for the property. That gives you a unit-by-unit record for your files and for any resident who asks.

What we do, and what we do not

We clean and document. If we find a disconnected run, a crushed hose, a missing termination cap or anything else that needs a repair, the report lists it by unit with a photo, and you send it to your own HVAC or maintenance vendor. We do not do repairs, and we do not sell you add-ons at the door.

You do not need this at every turnover

A dryer vent is annual maintenance for most households, and it is the service most rental properties actually need. Ducts are different. Cleaning them at every turnover is not necessary, and we will say so. The conditions that justify duct cleaning are specific: debris coming out of the registers, a pest problem, or a unit that was renovated with the system running.

If a unit's dryer vent was cleaned within the last year and the dryer finishes a load in one cycle, skip it.

Paperwork

If you need a W-9 or a certificate of insurance for your vendor file, ask when you contact us and we will send them. We carry general liability insurance.

Scheduling

  • We group units on the same property into one visit where we can.
  • In summer, roof and attic work is booked in the morning. Valley attics are unsafe and hard on materials by the afternoon.
  • If a window is tight, ask. We will tell you which windows are realistic rather than promise one we will miss.

Questions

How many units do I need for the per-unit price?
Three or more units on the same property. Below that, the standard single-job prices apply: $129 for a wall exit and $179 for a roof or second-floor exit.
Do you offer a bulk scheduling form?
Not yet. Call or text (623) 777-8504 with the address and unit count and we will set up the visit by phone or text.
What does the report contain?
Before-and-after photos, video where it helps, and airflow readings for each unit, in one consolidated report for the property. Anything found that needs a repair is listed by unit.
Is the guarantee the same on multi-unit work?
Yes, 90 days. A claim is handled against the specific unit and job date, and the report from that visit is where we start.
Do you clean ducts between tenants?
Only when the conditions justify it. Most turnovers need a dryer vent check, not a duct cleaning. If a unit does need ducts, see the air duct cleaning page for the published price.
