Roof and second-floor dryer vent cleaning in Phoenix

$179

Dryer vent cleaning (roof or second-floor exit)

If your laundry room is upstairs, the duct almost certainly runs up through the attic and exits through a cap on the roof. That is a longer run with more elbows and it needs roof access, so it is $179 instead of the $129 first-floor price. Same airflow test, same camera proof.

What's included for $179

  • Roof access and the cap

The roof cap is opened, cleared, and checked for a freely moving flapper and any screen that should not be there.

  • The full attic run

Brushed and vacuumed along its length, including the elbows where lint packs first on a vertical run.

  • Lint trap cavity and transition hose

The housing below the lint screen is vacuumed and the flexible hose behind the dryer is inspected for crushing, kinks, and foil material.

  • Airflow test

Measured at the roof termination before and after, so the improvement is a number.

  • Nest and debris check

Roof caps are a favorite nesting spot. Anything we pull out gets photographed before it goes in the bag.

  • Camera proof

Before-and-after footage from inside the duct plus a photo of the cap, sent to your phone.

Signs you need this

  • Your laundry room is on the second floor and you have never seen a vent on an exterior wall.
  • There is a small hooded cap on the roof above the laundry room.
  • Drying times have stretched, and the upstairs laundry room gets warm and humid during a cycle.
  • You can hear the dryer working harder than it used to.
  • Nobody has cleaned it since you moved in, and the house is more than a few years old.

When you don't need this

If your laundry room is on the ground floor and you can see a vent hood on an exterior wall, you do not need this page. Book the standard cleaning at $129 instead and keep the difference. Roof pricing exists because roof access takes longer and carries more risk, not because the duct is special. If you are not sure which one you have, tell us and the tech will confirm at the door before any work starts. We will charge the lower price if it turns out to be a wall exit. And if the vent was cleaned within the last year and your dryer still finishes a load in one cycle, wait.

Why a roof exit costs more than a wall exit

The duct is doing the same job and the cleaning method is the same. What changes is everything around it.

A first-floor wall exit is a short horizontal run you can reach from the ground in a few minutes. A roof exit on a two-story house is a longer run, usually vertical, with elbows where it turns out of the laundry room and again where it meets the cap. It needs ladder setup, safe roof access, and work at both ends. That is the $179 rather than the $129.

Vertical runs also load differently. Lint that gets past the screen has to be carried upward against gravity, so it settles at the elbows and at the cap. That is exactly where a vacuum held at the dryer connection will not reach, and it is why working the cap end matters.

The cap is usually the real problem

On most roof-exit jobs the worst blockage is in the last two feet.

The cap sits warm and sheltered above a roofline, which makes it attractive to birds and gives lint a place to pack against a flapper that is no longer swinging freely. A flapper that cannot open turns the whole duct into a dead end. You feel that as longer drying times long before you would ever think to look at the roof.

Sometimes we also find a screen fitted over the cap, usually added with good intentions to keep birds out. A screen on a dryer termination catches lint by design and blocks fast. If we find one, we will show you, take it off, and talk to you about a guard that keeps birds out without trapping lint.

Phoenix summer roof scheduling, honestly

From roughly May through September we book roof work in early morning windows only.

Valley roof surfaces reach temperatures that make afternoon work genuinely unsafe for a technician and hard on roofing material, particularly asphalt shingle, which softens. Concrete tile is the other common Valley roof and its problem is not heat but footing: it cracks when it is walked carelessly.

If you need a roof vent done in July and the only window you can offer is mid-afternoon, we will tell you to pick a different day rather than send someone up there. That is not us being difficult. It is the reason we still have the same technicians next season.

What we do not do

We clean and we document. We do not reroute the duct, cut a new roof penetration, replace roof caps as a repair, patch flashing, or do any roofing work. If we find a cap that is failing, flashing that is lifting, or a duct that has come apart inside the attic, you get a photo and a plain description, and that goes to a licensed contractor.

How the visit works

  1. Confirm the exit type and the price The tech confirms it is genuinely a roof exit before starting. If it turns out to be a wall exit, you pay the lower first-floor price, not the roof price.
  2. Set up inside first Drop cloth behind the dryer, floor protection on the walk path, transition hose disconnected.
  3. Baseline reading at the cap Airflow measured at the roof termination so there is a starting number.
  4. Work the run from both ends Brush and vacuum driven from the dryer connection and down from the cap, which matters more on a long vertical run than it does on a short wall exit.
  5. Clear and inspect the cap Cap cleaned, flapper freed, nesting material removed and photographed, cap reseated.
  6. Reconnect and re-test Hose clamped, dryer returned to position, second airflow reading taken.
  7. Send the proof Footage, both readings, and photos of the cap go to your phone before the tech leaves.

What makes this different in the Phoenix metro

Upstairs laundry is standard in newer Valley stock

A large share of the two-story homes built across the southeast and north Valley put the laundry room upstairs. That design almost always means an attic run and a roof cap rather than a wall exit.

Roof work is a morning job from May to September

Valley roof surfaces get hot enough that afternoon work is unsafe and hard on roofing material. We schedule roof vents in early windows through the summer rather than pushing into the heat.

Tile roofs need a different approach than shingle

Concrete tile is common here and it breaks when walked carelessly. The tech works from the right access points rather than crossing the field of the roof.

Roof caps are prime nesting sites

Warm, sheltered, and elevated. Nesting material in a roof cap blocks the flapper and packs the top of the run, which is the hardest section to clear from inside.

HOA rules can restrict exterior changes

Cleaning a cap is maintenance and is not normally an issue. If a guard or a replacement cap changes the roofline appearance, check your HOA before we fit anything, and we will wait.

Our standards and the guarantee

Where we work across the Phoenix metro

We cover the Phoenix metro, from the West Valley through Phoenix and Scottsdale out to the southeast Valley. Flat pricing is the same in every city we serve.

Questions we get from Phoenix customers

How much is roof dryer vent cleaning in Phoenix?
$179 flat for a roof or second-floor exit. A standard first-floor wall exit is $129. The difference is roof access, not a different cleaning.
How do I know if my dryer vent goes out the roof?
If your laundry room is upstairs and you cannot find a vent hood on any exterior wall near it, the duct almost certainly runs up through the attic to a cap on the roof. You can often see a small hooded cap above the laundry room. If you are not sure, tell us and the tech confirms it at the door.
What if I book the roof price and it turns out to be a wall vent?
You pay the lower price. The tech confirms the exit type before starting, and the corrected price is what you are charged.
Will you walk on my tile roof?
Only where it is safe to do so. Concrete tile is common in the Valley and it cracks under careless footing, so the tech works from proper access points. If the roof cannot be accessed safely, we stop and tell you rather than risk damage.
Do you work on roofs in summer?
Yes, in early morning windows. Valley roof surfaces get too hot for safe work in the afternoon from roughly May through September, so we schedule roof vents first thing rather than pushing into the heat.
How long does a roof vent take?
Usually an hour to 90 minutes. Longer than a first-floor wall exit because of the setup, the access, and the length of the run.
There is a bird nest in the roof cap. Can you deal with it?
Yes. Nest removal is $49 plus the guard, added to the cleaning. If we find eggs or live chicks we stop, leave it alone, and reschedule with you rather than clearing an active nest.
Can a second-floor laundry vent be cleaned from inside only?
It can be worked from inside, but on a long vertical run with elbows you get a materially better result working from both ends. That is why the roof access is part of the job rather than an optional extra.
What is the guarantee?
90 days. If airflow at the cap is not measurably better after we clean, we come back and make it right, or you do not pay for the cleaning.
Which cities do you cover for roof vents?
The whole Phoenix metro, including Phoenix, Scottsdale, Mesa, Chandler, Gilbert, Tempe, Glendale, and Peoria. The price is the same across the service area.
