The Move-in Fresh Start package

$599

$656 booked separately. You save $57.

The Move-in Fresh Start is one visit that handles the air side of a house before you settle in: an air duct cleaning for one system, a standard dryer vent cleaning, and two bathroom exhaust fans, for $599. Booked separately those services come to $57 more. It is built for the window between closing and move-in, when the house is empty and the work is easiest to do.

  • Before-and-after camera proof on every service
  • One visit, one price, no on-site upsells
  • 90-day guarantee

Who it's for

This is for someone taking over a house they did not live in. You do not know when the ducts were last cleaned, whether the last owner smoked, whether a dog slept by the return, or whether anyone ever touched the dryer vent. The house is empty right now, which is the one time all of this is easy to reach. If you already know the history and the systems are fine, you do not need this — buy only what is actually due.

What's included, and what each part costs on its own

Included service Separately
Air duct cleaning (1 system, up to 12 supply vents) $449
Dryer vent cleaning $129
Bathroom exhaust fan cleaning (×2) $39 each
Booked separately $656
Move-in Fresh Start $599

You save $57 versus booking each service as its own visit, because it is one trip and one setup.

When to book it

Book it for the gap between closing and moving in. The whole visit runs about half a day, most of which is the duct cleaning. An empty house with clear access to the air handler, the laundry, and the bathrooms is the fastest version of this job, so the earlier in your move it lands, the better.

What's in scope, and what gets referred out

We clean and we document. This package does not include duct repair, sealing, sanitizing, or any AC refrigerant or mechanical work. If we find crushed flex, a disconnected run, wet insulation, or a dryer vent that needs a part, you get a photo and a plain description, and we tell you who to call. Sanitizing and a bird guard are optional add-ons you approve by text, never automatic.

Buying a house means inheriting whatever the last owner left in the air side of it, and you usually have no way to know what that is. The duct system moved their dust for years. The dryer vent may never have been cleaned. The bathroom fans quietly stopped pulling air at some point that predates you entirely. None of it shows up on an inspection report, and all of it is easiest to deal with in the short window when the house is empty and yours.

The Move-in Fresh Start exists for that window. It puts the three air-side jobs a new owner most often wants into one visit, at $599 instead of the $57-higher total of booking them on their own.

What the visit covers

The package is an air duct cleaning for one system, a standard dryer vent cleaning, and two bathroom exhaust fans. The duct cleaning is the long part of the day: the collection unit goes on the trunk and runs under continuous negative pressure while every supply run, return, and the main trunk is agitated, so the dust leaves the ductwork instead of moving around inside it. The dryer vent is cleaned from both ends, including the lint trap cavity and the exterior termination, with an airflow reading taken before and after so the result is a number. The two bathroom fans are pulled, cleared of the dust that cakes the blade and housing, and put back.

Every one of those jobs produces before-and-after footage that goes to your phone and stays attached to the record. You do not have to take anyone’s word for what happened inside a wall or an attic.

Why the empty house matters

An occupied house makes all three jobs slower. Furniture sits in front of returns, the laundry is in use, and the bathrooms have someone’s shampoo on the fan-side windowsill. Before you move in, none of that is true. The air handler is clear, the dryer is already disconnected or easy to reach, and the bathrooms are empty. The same work that takes longer around your life takes a straightforward half day in a house nobody has settled into yet.

It is also the honest time to find out what you actually bought. If a run is crushed, a section of flex is disconnected in the attic, or the dryer duct has a bird nest at the roof, you want to know now, while it is a line on a to-do list and not a mystery smell in August.

When you should not buy this

If you know the history of the house and the systems are fine, skip it. A duct cleaning is not a routine service; the EPA’s own consumer guidance is to clean ducts when there is a specific reason, not on a schedule. If the sellers cleaned the ducts a year ago and the dryer vent runs strong, you are buying work you do not need. In that case, book only the single service that is actually due, or nothing at all. The bundle is a fair deal when a new owner wants all three things anyway — not a reason to buy all three.

The duct cleaning is the expensive half of this package. Read the honest test on the air duct cleaning page before you decide, the same way we would tell you at the door.

What it does not include

This is a cleaning-and-documentation visit. It does not include duct repair or replacement, duct sealing, or any work on the AC equipment itself. If we find something that needs a contractor — wet or contaminated insulation, a disconnected run, a dryer vent that needs a new termination — you get the photo and a plain description of what it is, and we tell you what to ask a licensed contractor. We do not diagnose or repair, and we do not sell you a fix that is not ours to make.

Sanitizing and a roof-vent bird guard are available as add-ons if you want them, priced up front and added only when you approve them by text. Nothing lands on the invoice that you did not agree to first.

Our standards and the guarantee

The work is done by vetted, insured independent technicians. You hire Proof Vent & Duct, you pay Proof Vent & Duct, and you hold Proof Vent & Duct accountable. Technicians are paid after they upload proof of the work, not before.

The guarantee runs 90 days. If the result is not what we documented, we come back and make it right, or you do not pay for it.

Questions we get about this package

What is included in the Move-in Fresh Start package?
An air duct cleaning for one system with up to 12 supply vents, a standard dryer vent cleaning for a first-floor wall exit up to 25 feet, and two bathroom exhaust fans cleaned. Every part of it produces before-and-after camera proof sent to your phone.
How much does the Move-in Fresh Start package cost?
It is $599 for the whole visit. The same three services booked on their own come to $57 more, so the bundle saves you that difference for handling it in one trip.
Do I have to be moved in for this?
No, and it is better if you are not. An empty house gives clear access to the air handler, the dryer, and the bathrooms, so the work is faster and nothing has to be moved. The window between closing and move-in is the ideal time.
What if my house has a second HVAC system or more than 12 vents?
The package covers one system with up to 12 supply vents. If you have a second system or extra vents, the tech counts them at the door and tells you the added cost before any work starts. An additional system is $299 and each extra supply vent is $25.
Can I add duct sanitizing or a bird guard?
Yes. Sanitizing is $99 per system and a bird nest removal with a guard is $49. Both are optional and only added if you approve them by text. Nothing gets added to your job without your say-so, and technicians earn no commission on add-ons.
